Myth: The Market is Bad…
  • This is the most common myth.


  • Real Estate is back to normal!
  • 2007 was, historically
  • speaking, only the fifth
  • slowest year since real
  • estate sales were tracked
  • starting in the mid 1900’s.

Myth: It’s Too Expensive…
  • Homeownership can be very affordable!  With increased demand for apartments or rental housing, you can own for the same as rent.


  •       Do you need to be cautious with your purchase?  Absolutely!
  • Is real estate a bad investment?  NO!

  • Applying for a mortgage is not much different than for an apartment, car, or any other loan.

  • You may have heard that it’s a buyer’s market.  What does that mean?


  • A buyer’s market simply put means there are more properties on the market than buyers looking.


  •       So What?  Being a buyer in a buyers  market can mean a better price,
  •    more options, and more house               for your money typically!

So Now What?

Step Two… Mortgage Banker
  • After your initial Meeting with us,  upon your request, we will provide your information to one of our preferred lenders.


  • They will contact you to
  • fill out your application.
  • This may be done over
  • the phone, in person, by
  • fax, or on a secure website.

Do I need to Bring Anything?
  • Your loan officer may ask for your last year’s W-2 or tax returns, the last two bank statements for all accounts, and the last month of paystubs.
  • Your loan officer may   request additional          items throughout     the approval process.

What’s Next?
  • Once you have completed your application, your loan officer goes to work!  They will search out the best rate, programs, and loan terms for you.


  •           Then you get your “golden             ticket” – your pre-    approval letter!  This is when the fun begins for you!

The Golden Ticket…
  • Your pre-approval will also be provided to Ivory Street Realty.  This lets us know you are ready to look at homes!


  • The pre-approval letter will include the price range of homes to look at.  We will use that, along with the criteria you said you were looking for, to create a list of homes that fit.

Choices, Choices…
  • There are two options depending     on your pre-approved price range: new and existing.


  • Each have a different process and options.


  • The end result is the same: once you have your pre-approval, you look for and choose the best home for you.

It’s Just Right!
  • Now that you have found the home that is right for you, a purchase agreement
  • is written.  This will
  •    include your offering
  •    price, closing date, and
  • anything specifically
  • pertaining to the home.

Start Packing!
  • Your offer will now be presented to the seller for signatures.


  • Once all terms have been       agreed upon, get ready to move!

What about the mortgage?
  • When your offer is accepted, Ivory Street Realty will provide the purchase agreement to your loan officer.


  • Your loan officer will get
  • the final approval on your
  • application, and get
  • everything ready to close.

Do I need anything for closing?
  • Once the closing time has been scheduled,      you will receive a notification.  It outlines what items you need to bring with you:         2 forms of ID, a cashier’s check for your      down payment if     necessary, insurance binder, etc.

Closing Day!
  • The big day is here!


  • The closer will explain
  • all of the documents
  • you sign.  Everything
  • is based on the purchase
  • agreement and your mortgage application.


  • Closing typically takes 1-2 hours.
